A lesson-by-lesson course for any investor, from "what is a syndication" to reading a PPM, vetting a sponsor, understanding funds and single-deal vehicles, and being a good LP.
It is one general course that every investor takes in the same order, and it is not about Urban Sun Capital's own offering.
The course has 48 lessons in 11 modules. Each lesson takes about five minutes to read and ends with three quiz questions.
An investor who finishes it can do these things:
- 1Explain how a private real estate deal, a fund and a single-deal vehicle are structured, and who does what.
- 2Check whether they are an accredited investor and prepare for verification.
- 3Read a pro forma and a waterfall, and compute what an LP would actually receive.
- 4Stress-test a deal and question the assumptions that usually break deals.
- 5Vet a sponsor and spot the patterns behind fraud and weak operators.
- 6Read a PPM, operating agreement and subscription agreement, and know what to ask.
- 7Know what happens after they invest: funding, updates, distributions, capital calls, extensions and exit.
