A syndication pools capital from multiple investors to acquire a property that would be out of reach individually. Urban Sun Capital sources, underwrites, and operates the asset; you participate passively and share in the returns.
The General Partner (GP), that’s us, handles acquisition, financing, management, and execution. As a Limited Partner (LP), you invest passively, receive distributions, and share in the profits with no operational responsibility.
Our opportunities are offered to verified accredited investors. Generally, that means a net worth over $1M excluding your primary residence, or income over $200K individually ($300K jointly) in each of the last two years. We verify your status as part of onboarding.
Regulations require us to establish a substantive relationship before we can show you certain opportunities. A short intro call lets us understand your goals and confirm your investor status, after which you gain access to the Investor Portal and deals.
Our minimum starts at $50,000, meaningfully lower than the $250,000+ typical of institutional syndications, by design.
We target regular quarterly distributions over the life of the hold, paid directly to you, alongside detailed reporting. Cadence and amounts vary by deal and are never guaranteed.
Most deals are held for 3–7 years. We buy undervalued assets, improve them, capture cash flow along the way, and pursue a strategic exit when the business plan is complete.
You receive a Schedule K-1 each year reflecting your share of income, deductions, and depreciation. Accelerated and bonus depreciation (via cost segregation) can shelter a significant portion of distributions. We are not tax advisors; consult your own.
Many investors use a self-directed IRA or eQRP to invest. Reach out and we’ll walk you through the structures and custodians we work with.
All real estate carries risk, including loss of principal. That is exactly why we stress-test every deal against vacancy spikes, rate increases, and recessions, and maintain meaningful cash reserves before we ever present an opportunity.
